About Anaheim Hills, CA
The community of Anaheim elected to develop Anaheim Hills in 1970. As a result of the homes in this new community being sold in only two years, the project was a great success. However, the history of Anaheim Hills goes back almost 200 years.
In 1810, a man named Jose Antonio Yorba and his nephew named Juan Pablo Peralta were granted a portion of the land in Anaheim Hills. The land Mr. Yorba owned was known as Rancho Santiago de Santa Ana and contained 210,000 acres.
The Yorba family used a considerable amount of the land in the Santa Ana Canyon region to plant large vineyards and orchards and to raise livestock. In 1884, by patent decree of a US District Court, the Peralta and Yorba grants were confirmed. In 1868, two men named A. B. Chapman and Andrew Glassell purchased subdivided portions of the original Yorba lands. The Jotham Bixby family had also purchased an interest in the southernmost part of the Santa Ana Canyon by 1885.
In the Santa Ana Canyon region, the Bixby lands were granted to Mr. and Mrs. Louis Nohl in 1943. The Nohl Ranch consisted of some 5,800 acres and was used to raise about 23 acres of oranges, to raise avocados, and as grazing and pasture land for some 1,100 head of cattle. The early Orange County farm environment that Mr. and Mrs. Nohl raised their family in was very serene. The Santa Ana Valley Irrigation Company canal was used for swimming and made for great evening events in the summertime. As compared to the immediate cash value for the locations of future homes, the value of pasture and grazing land declined during the 1960's as a result of the increase of the development in northern Orange County.
In order to develop land for the cities of Anaheim and Orange the Nohl family started selling small parcels of land during the late 1960's. In 1970, Anaheim helped with the development of a 920 gallon filtration plant and reservoir on the Nohl Ranch Hills because additional water storage was needed. With the intention of creating a new planned community to be known as Anaheim Hills, Santa Anita Consolidated Inc. was deeded some 4,200 acres of the Nohl Ranch in 1970. Soon, the community of Anaheim bought some 300 additional acres of the Nohl Ranch for parks and a tournament class golf course.
In 1971, a joint venture between Texaco Ventures Inc. and Anaheim Hills was deeded the land for the purpose of residential development. The general plan for the development of Anaheim Hills required the construction of some of the best homes in Orange County. In 1972, the first neighborhood was established, which is known as Westridge. By early 1975, all 325 homes were sold. As new neighborhood that was built by many different high quality developers, the development of residential neighborhoods continues to expand. The Anaheim Hill Planned Community Association took responsibility for the landscape maintenance and integrity of the architecture. The population of Anaheim Hill was over 15,000 people by the early 1980's.
During the middle 1980's, Anaheim annexed the Wallace, Oak Hills, and Bauer ranches, which added another 1,300 acres to the community. Anaheim Hills offers the residents many different recreational opportunities such as places of worship, commercial shopping centers, a nature center, several different parks, hiking and riding trails, a saddle club, and a tennis club. The Orange County Unified School District provides the public educational facilities, which include high school, middle school, and elementary school campuses.
During the development of residential neighborhoods, the developers of Anaheim Hills have been concentrating on the preservation of the natural environment of the ranch as much as possible. During construction, long standing groves of indigenous trees such as eucalypts, oak, and sycamore have been bypassed. In order to ensure that Anaheim Hills maintains its natural beauty, almost 1,000 acres of land have already been dedicated to public agencies.
These days, following 200 years of hard work, this distinguished community is continuing to expand. The population of Anaheim Hills was 55,036 people according to the 2010 census.
